⭐⭐⭐⭐⭐ What a fantastic experience! We visited SubStreet Sandwich in Richmond Hill with a group of more than 10 friends, and from the moment we walked in, we felt genuinely welcomed. The hospitality was outstanding, and the owner was incredibly kind, friendly, and attentive. You can tell they truly care about their customers and take pride in creating a warm and inviting atmosphere. The food was delicious, the portions were generous, and the prices were very affordable. One of the highlights was their unique selection of Persian-style sandwiches. The Bandari was full of authentic flavor with just the right amount of spice, and their hot dog was absolutely delicious. They also have a wide variety of sandwiches, so there’s something for everyone to enjoy. The atmosphere made our gathering even more special. It was the perfect place for a large group of friends to relax, laugh, and enjoy

Substrate, truly feels like a taste of home. The sandwiches are fresh and flavorful The staff are incredibly friendly, welcoming, and attentive, making every visit a wonderful experience. I absolutely fell in love with the 407 Sandwic. It was so delicious, and one of the best sandwiches I've had in a long time! Every bite was amazing. I will definitely be coming back for more and to satisfy my cravings. Highly recommended to anyone looking for great food and outstanding service! ⭐⭐⭐⭐⭐

This was my first time here. Loved the loaded chicken philly. Perfectly cooked, generous portions, customizable toppings and add ons. Definitely worth a second visit. Kudos to Bobby for great hospitality.

The sandwiches were absolutely delicious with a nostalgic flavor that brought back great memories. The portions were generous, the ingredients tasted fresh, and the prices were very reasonable for the quality and quantity. Great value for the money. I highly recommend this place and will definitely be coming back!

Amazing food

Love to support new businesses but this place was disappointing, got two different sandwiches and the Doner sandwich barely had any meat inside only vegetables. If your selling a 20$ sandwich don’t rip customers off, I understand you are a new business but was very disappointing after spending almost 50$ and recieving mostly bread with chips and even the portion of the chips was a joke! Service wasn’t great guy making the food barely spoke and did not look happy to be there. The flavour of the food is very mediocre definitely not worth the price won’t come back unfortunately!

Based on the ratings, we expected much better quality. What we received was a very basic sandwich that didn’t resemble the photos at all. The portion felt noticeably small, the filling was minimal, and for the price, the overall value just wasn’t there.

I had high hopes for the Philly steak sandwich after seeing the pictures online and ppl reviews, but the reality was far from the expectation. I ordered it for dine-in, and the overall experience was underwhelming. I paid $18.99 for a sandwich, but the worst part was that while it was supposed to be a steak sandwich or at least have some meat in it, there wasn't even a single gram of meat in it! It was basically a veggie sandwich filled with onions, with maybe a hint of meat flavoring. So disappointing and definitely not worth the price. For sure will not be returning.

Ordered via Uber Eats. We ordered two sandwiches and no chips were included, even though they usually are. The sandwiches were very small, nothing like the photos. There were only 1–2 thin slices of mushroom, no cheese, and barely any fillings. We’ve ordered before and it was much better. This time it was overpriced and not worth it — worth maybe $10 at most. Won’t order again.

Restaurant looks goods , service is alright no complains, but food is not what you're paying for. Way too overpriced. You can get your money's worth at other places.
