I had a very disappointing experience with babak vakili. A few years ago my husband entered into a cooperation agreement with another party; that agreement was drafted by this lawyer and was written in a one-sided manner that unfairly favored the other party. When we later experienced serious issues arising from that agreement, the lawyer ignored our messages and provided no meaningful assistance or explanation. At that time I left an honest review about our experience. The lawyer then sent me an email threatening legal action unless I removed the review, stating that he “didn’t know us.” Because we were unfamiliar with the legal system here and felt intimidated, I deleted the review under pressure. More recently, we discovered that the lawyer babak vakili had also failed to clearly explain important terms of a pre-construction (pre-sale) property agreement he handled for us. Now that th

He (his staff- Alana) calculated our land transfer fee in error (in a way we had to pay 8K extra). Thank God I caught it based on the estimate in Realtor.ca. They responded that it was a glitch in the municipality system! Alana was very rude to me and my wife as clients responding to us unprofessionally. We sold our house with them at the same time, After closing date, we have had a lot of back and forth with his office (so frustrating) to return property tax credit they gave us at the time of closing. He failed to calculate our property tax portion at the time of closing correctly and even after the first payment we made, there were a couple of other corrections he had to make which caused frustrations for us after the deal was closed. He and his team even did not take time to communicate with the municipality and our bank mortgage department (which the property tax was arrange through

Be careful when you dealing with this group. They don't tell you all the costs up front. When you ask for quote, the price is very reasonable but at the end they add a lot of hidden costs which is too late to avoid. The other bad experience I had with them was they gave me the key to inspect the property I bought. They told me I have 3 hours . I did my inspection in one hour and when I mentioned about all appliances has been changed and is not the one it should be in the house. They said Money already released and they can't do any thing. Are you kidding me ?! Just unbelievable. Their help was sue the seller ,but I have to pay lawyer to sign a new contract . Absurd. Why did you release the money at first place?

AVOID this Company! Terrible customer service, unhelpful staff and unresolved issues. Regretful experience overall. Choose another company instead. I just needed a POA form they even didn’t write their name correctly on the form also their signature was beside each other’s name. It’s unbelievable so still after 4 months I am not able to use this form as there are lots of mistakes in it, I asked for a refund and they didn’t even answer me! JUST CHOOSE ANOTHER COMPANY instead!

Not recommended if you speak English. So many errors and mistakes in paper works because they can not understand English. Wondering how they got their licenses.
